Exterior foundation waterproofing
Exterior waterproofing addresses water before or as it reaches the outside face of the foundation. The work typically requires safe access to the below-grade wall and may involve removing soil from the planned area.
- Expose the accessible foundation wall.
- Clean and prepare the surface.
- Repair suitable cracks and defects.
- Apply the selected waterproof barrier or membrane.
- Add a protection or drainage mat where appropriate.
- Install or improve foundation drainage when included.
- Backfill carefully after the system is complete.
Wall depth, utilities, patios, landscaping, narrow access, soil conditions, and the discharge route can change the scope.
Foundation crack repair
Injection and focused sealing
Polyurethane injection or another suitable material may be considered for certain non-structural leaking cracks. The repair product and access side should fit the crack, foundation material, and water conditions.
When waterproofing is not structural repair
Waterproofing does not correct settlement, bowing, major movement, displacement, or structural failure. Wide, moving, stepped, or uneven cracks may need a qualified foundation specialist or engineer before water-control work proceeds.
Foundation wall materials and how water moves through them
The wall itself affects both the entry path and the repair method. Two buildings on the same street can need different work because their foundations were built differently.
Poured concrete
Usually resists water across the face, so leaks tend to follow cracks, tie-rod holes, cold joints, and penetrations rather than the wall surface.
Concrete block
Hollow cores can hold water and carry it sideways, so the wet spot inside may sit some distance from the actual entry point.
Stone or brick
Older walls often leak through mortar joints and deteriorated pointing, so the repair may need to address the joint pattern rather than a single crack.
Previously coated walls
An earlier coating can hide the entry point and hold moisture behind it, so part of the review is finding out what was applied before.
Foundation drainage at the footing
Waterproofing the wall face and draining the soil beside it are related but separate tasks. A membrane resists water reaching the wall; a footing drain gives that water somewhere to go before pressure builds against it.
Where a drain is included, the review covers whether an old drain exists and still flows, the depth and fall available, the surrounding soil, and a suitable discharge point. A drain with no workable outlet does not help, so the outlet is checked before the work is scoped.
